Open since 2013, the Hub houses the community operated Laverton Community Centre, and a number of Council services including customer service enquiries, programs and rooms for hire.

- Six consult rooms, 11 specialised rooms (sensory, procedure, treatment, nursing, isolation)

- Council would support incoming tenants retrofitting the space to suit other community focused uses.
Parking: 52 public spaces (including disabled parking), six exclusive tenant spaces.

Who should apply
Council seeks a not-for-profit, community health, or development services tenant that will complement the Hub, meet local community needs, and add value to Hobsons Bay.
Organisations with a strong track record of delivering measurable social impact for diverse communities, and with established relationships with stakeholders and within the local community service sector and networks and are especially encouraged to apply.
Lease terms and incentives
Flexible lease arrangements: Options from five to 15 years, reflecting Council’s preference for long-term partnerships that foster stability and community benefit. Council is seeking a tenant that can activate the site quickly and intends the lease to start from the end of March 2026.
Rent options: Designed to support community-focused services, including market rent, discounted rental through a community benefit rebate, or peppercorn rent for eligible services. These incentives aim to make the Hub accessible to not-for-profits and organisations delivering measurable social impact.
Preference: Proposals aligning with Council’s strategic plans and delivering positive outcomes for priority populations. This approach ensures that the Hub remains a centre for inclusive, widely accessible, and sustainable community services.
The Laverton advantage
Laverton is a vibrant and rapidly growing community, home to over 5,200 residents as of 2024. Nearly half the population speaks a language other than English, reflecting the suburb’s rich cultural diversity and dynamic character.
With a projected population growth of 21.6 per cent by 2046, Laverton presents significant opportunities for organisations seeking to make a meaningful impact. The suburb faces high levels of socio-economic disadvantage, scoring 905.2 on the SEIFA index of disadvantage. Laverton remains significantly under-serviced, with limited supports, leaving much of the community to travel outside the area and broader municipality to access essential services.
