Precinct Heritage Design Guidelines, Alterations and Additions, and Infill Development Heritage Guidelines

There are Precinct Heritage Design Guidelines that apply to applications for buildings and works (including infill development) within identified heritage precincts. The guidelines form part of the planning scheme as incorporated documents listed in the schedule to Clause 72.04. The guidelines for each of the respective precincts is available below.

 

Guidelines for Alterations and additions to dwellings in heritage areas and Guidelines for Infill development in heritage areas help explain what Council will take into consideration when assessing a planning application for development in a heritage area. The guidelines are used in conjunction with other state and local planning policies, including the Heritage conservation policy at Clause 15.03-1L-01.

 

The guidelines provide advice on matters such as setbacks, orientation, roofs, fences, garages, carports, crossovers, material, height, form, styles, paint colours and sub-division, with the intent of ensuring that any new development in heritage areas is appropriate.

The guidelines are also used by Council's planners to assess development applications. The guidelines contain illustrations to help show preferred development outcomes. The following is an example of dealing with additions to a heritage property.
